Huntsville’s annual compilation of construction and real estate data for 2021 is now live.
The much-anticipated Development Review reveals significant increases in residential building permits, certificates of occupancy, additions and alterations, as well as a historic boom in multifamily construction. With data obtained from City records and the North Alabama Multiple Listing Service (NALMLS), the review is a great resource for buyers, sellers and builders in Huntsville.

Residential
- In District 1, 664 housing units were issued building permits in 2021, a 12.2% increase from 2020.
- Housing stock in D1 has increased by 2.3% since the 2020 Census.
- Residential construction in District 1 in 2021 was concentrated in three main areas: Research Park Boulevard, Alabama 53 and Jaguar Hills (former Johnson High School site).
- 109 permits for residential additions and alterations were permitted in D1, an increase of 98.1% from 2020.
- The neighborhoods with the most additions and alterations in D1 were near Oakwood University and Edmonton Heights.
- There are seven apartment complexes, with a total of 2,224 units, under construction or proposed in D1.
Real Estate
- 626 single-family homes were sold in D1 last year, a decrease of 2.8% from 2020.
- The average sales price for a single-family home increased by 21% between 2020-2021, to $176,580.
Commercial
- 114 non-residential permits were issued in D1 last year, a 21.3% increase over 2020.
