What’s happening in District 2? We’ve got the scoop on all things development in the City’s second district.
The newly released Huntsville Development Review , an in-depth look atthe City’s construction and real estate data in 2022, showcases Huntsville’s trajectory of growth as the largest city by population in Alabama. Featuring data obtained from City records and the North Alabama Multiple Listing Service, the review provides all the information you’ll need as a buyer, seller or builder in the Rocket City.
Residential
- 1,140 housing units were issued building permits in 2022.
- 752 housing units were issued certificates of occupancy last year, an increase of 33.6% from 2021.
- Residential construction in District 2 was concentrated in three main areas: Chapman, Five Points and Old Big Cove Road.
- 327 permits for single-family residential additions and alterations were permitted. The neighborhoods with the most additions and alterations were Monte Sano and Hampton Cove.
- There are 10apartment complexes, with a total of 2,710 units, under construction or proposed in D2.
Real estate
- 1,043 single-family homes were sold in D2 last year.
- The average sales price for a single-family home increased by 8.9% between 2021-2022, to $480,140.
Commercial
- 61 non-residential permits were issued in D2 last year.
Investments
- Huntsville-Madison County Public Library – Continued growth, including the addition of a new holds locker at the Mark Russell Recreation Center.
- Huntsville Public Transit – Increased focus on improving the City’s transportation options.
- Environmental sustainability – The Huntsville Environmental Sustainability Committee was established by Mayor Battle to review and update the Green 13 Report that was produced in 2010 and provide an actionable program for moving forward with communitywide sustainability efforts.
- Oakwood Avenue improvements – Modifications to a busy Huntsville road will reduce crashes and provide safe access for those who prefer two wheels to four.
- Street resurfacing and construction – Huntsville is allocating $19 million to resurface 103 City streets in fiscal year 2022-23 – an all-time high. See full list of D2 projects.
